standard terms and conditions of temporary holiday rental

Minimum is two (2) nights. Longer minimum night stay will be required over public holidays, new years and Christmas.

Check in time is 2.00pm and check out time is 10.30 am.

Bookings are confirmed in advance with a 50% deposit secured by credit card. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions. The balance is due 7 days prior to check in with sundries payable on vacating. A security bond of $500 per booking is processed at the same time as the balance and will be held on a guest's credit card and refunded after departure subject to the conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc. On departure the property should be left in a similar state to its condition on arrival

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions. Our property manager, neighbours and local community support visitors to Just Inside The Gate but will notify us directly if agreed conditions are broken.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance and part or the full Security deposit can be retained if this term is breached. Please remember our property is located in a peaceful area. We respect our neighbours' rights and are vigilant in preserving this quiet environment. As such the management reserves the right to evict on the basis of unruly behaviour, excessive noise levels and in the event of extra guests staying beyond those agreed to at the time of booking.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of the full Security Deposit.

We request that no sanitary items, tea leaves, coffee grounds etc are put into the sewerage system and that the amount of water used in showers is considered.

The property is strictly NON-SMOKING. Smoking indoors will result in loss of the full Security Deposit and any additional fees incurred by JITG in anti smoke sanitation cleaning.

NO PETS are allowed due to the sensitivity of the National Park. Use contrary to this will result in loss of the full Security Deposit. Guests agree that any damage during the course of a stay will be deducted from their credit card or their security deposit (Note: terms and conditions are subject to change) Loss - the owners take no responsibility for the tenant's personal property.

cancellation fees

Cancellations are accepted 30 days or more of arrival less a $50 administration fee. The balance of funds will be refunded.

Cancellations 30 days or less, prior to arrival will result in no refund of deposit. If you are able to re-book the cancelled dates, the deposit can be transferred to another date within three months.

Cancelled within the 7 days of arrival or in the event of a no show, guests will be responsible for full payment.

Just Inside the Gate may at any time cancel your booking if in our sole discretion there are reasons, which require us to do so. Should this happen we will refund you in full all monies that you may have paid. We will then have no further liability to you
